Property Management Service

As part of our management service, we organise all gas and electrical safety checks; liaise with utility companies to settle final accounts; provide periodic inspections of the property and report on its general condition; arrange any cleaning and gardening maintenance, and settle any other regular outgoings such as ground rent, service and maintenance charges. A further service included in this package is initiating any routine or emergency repairs to the property. Our contractors are on stand by, so any works required can be carried out quickly and efficiently.

Vacant property management service

This service ensures that wherever you are, we are protecting you property and your interests. Vacant property management is available for properties vacant prior to letting, between tenancies, following tenancies, or under circumstances where you cannot oversee the property yourself.

Refurbishment Service

Our experience enables us to advise you on what will best enhance the rental value of your property in a cost effective way. If you are unable to, or wish to organise small/large works to maintain or enhance your property and maximise the rental return on your investment, this would be the ideal service for you.

Tenant issues

If you are a tenant and we manage the property on your Landlord’s behalf, you can use the form below to report any maintenance issues that you may have. Our Property Management team will be in contact with you as soon as possible. However if Parkheath are not authorised to manage your property, you need to contact your Landlord directly

Working together

Parkheath has an excellent reputation for working closely with landlords, and can assist in many areas. To ensure that the rental process moves forward as smoothly and quickly as possible landlords are advised that all of the following need to be in place prior to the commencement of the Tenancy.

Terms and conditions must be signed by all landlords and proof of ID must be obtained.

If Parkheath is managing the property

• Management forms must be completed and returned

• A full working fund of up to £500 is required

• A minimum of three sets of keys must be supplied

If Parkheath is not managing the property

A set of keys must be supplied for each of the tenants (minimum of two sets)

Landlords must supply, or alternatively Parkheath can arrange for, a valid Gas Certificate by a CORGI registered Gas Service Agent, an electrical PAT test certificate or NECEIC test certificate for the property.

Do you have or have you applied for mortgage consent?

Bank details must be supplied to Parkheath to enable us to arrange a standing order for rental monies to be transferred to your account.

If applicable, a licence to sub-let, which is provided by the freeholder or head lessee to seek consent for the underletting of the property, should be supplied to Parkheath.

For overseas landlords, a Tax Exemption form is required for each owner in Parkheath’s name.

Each named landlord must sign the Tenancy Agreement.

Smoke alarms should be installed.
